OUR STORY & ETHOS

I’ve based my entire career around buying and selling houses in Prime Central London. 

For over 28 years I have covered the prime postcodes of central London: Buying and selling properties as far north as Hampstead and south to Wandsworth, east to Farringdon/Barbican and west to Chiswick/Ealing. I have built up intimate knowledge of what constitutes the best property in Mayfair, Marylebone, Belgravia and Knightsbridge. Additionally, Bayswater and Notting Hill are areas I know particularly well. Over the years, I have seen the vast majority of great houses and apartments which have sold in Kensington, Holland Park and Chelsea. 

About 15 years ago, Knight Frank approached me to work in and subsequently run their London buying team known as “The Buying Solution”. It was here that I grew to love working for property buying clients. And advising on exceptional properties for a growing number of high net worth individuals and families. Having gained a loyal following of clients, I took the decision to set up on my own. I established Cliff Gardiner Property Finders London. Since 2012, I have now been successfully advising clients as an independent property search agency. I have now built up a strong portfolio of property transactions as a property finder in London, some examples of which are highlighted in our recent case studies section.

Finding properties for private clients is definitely my passion. I am uniquely qualified to give the best advice based on my comprehensive experience in what is a highly complex Central London property market. Over the years, I have literally seen thousands of properties and apartment buildings all across London. Above all, this forensic and detailed knowledge of London property allows me to save my clients an enormous amount of time and energy. It is instrumental in ensuring that my clients do not overpay when the best properties are available to buy.

I have worked in times of rapid house price growth and covered several recessions. There is one question that clients always ask me; when is the best time to buy a property? The one overriding piece of advice that I give to my clients is that even in a recession, quality property can prove to be one of the best investments you will ever make. Get it right and there is never a bad time to buy. On the flip side, buying the wrong property can be an incredibly expensive mistake to make.  Employing the right buying agent can ensure this never happens.

For me, the most satisfying element of what I do now for clients is the ability to look at properties completely objectively.

If the property is on the wrong side of the street, it is not good enough for my clients. If it is dark and overlooked, we move on. I do not have to shortlist any properties which do not meet my clients’ exacting criteria. So, when I call a client about a property, it is because I genuinely feel that it is right for them and that they should see it. This is completely the opposite of what a sellers’ agent has to do in their day-to-day work. Sellers’ agents can only sell you what they have on their books. And they often try to persuade you to compromise on your requirements to get a deal done.

We would far rather advise a client to wait, if we feel that they can find a better property with a more patient approach.

Consequently, this is what differentiates us from the competition. I have almost certainly seen more houses in more streets in more postcodes than many of our buying agent competitors. Above all, we take great delight in passing on the benefit of this knowledge, so that our clients buy the best available properties, at the lowest possible prices.

PROPERTY BUYING AGENTS FEES

Our property finder’s fees are competitive and sensible. No success equals no success fee!

RETAINING FEE:  We charge a one-off “Retaining Fee” of £1800 (£1500 plus VAT). Once your retaining fee invoice has been settled and we have taken care of our compliance documentation, the search can commence. The retaining fee is not time restricted and covers our work for the duration of your search.

SUCCESS FEE:  Once the property is secured, we charge a “Success Fee” of 3% of the purchase price of the property (2.5% plus VAT) in accordance with our Terms and Conditions.

PROPERTY REVIEW SERVICE FEES

Our property review fees are clear and simple. Refer to the section in Services to understand what’s included.

PROPERTY REVIEW FEE: We charge a one off “Property Review Service Fee” of £600 (£500 plus VAT).

PRIME LETTINGS FINDERS FEES

RETAINING FEE:  We charge a one-off “Retaining Fee” of £600 (£500 plus VAT). Once your retaining fee invoice has been settled and we have taken care of our compliance documentation, the search can commence. The retaining fee is not time restricted and covers our work for the duration of your search.

SUCCESS FEE:  Once the property is secured, we charge a “Success Fee” of 10% of the first years rental premium (plus VAT) in accordance with our Terms and Conditions.

INVESTMENT PROPERTY SEARCH FEES

RETAINING FEE:  We charge a one-off “Retaining Fee” of £1800 (£1500 plus VAT).  The retaining fee is not time restricted and covers our work for the duration of your search.
